Need help in deciding what to buy

A 3300 square ft building with a small business (900sqft) that pays about 800. Has about 6 parking spaces. About 8 street parking. Up and coming downtown area in South Carolina. Or a 4000 square ft with 1/2 acre. Lots of parking in an area with a lot of car traffic. They both are worth the same (240000) and they both might need the same amount of investment to fix up. Dont know what to choose</p> <p>My idea is an event hall.
