Anyone invest in real estate?

My husband and I make an annual income of $125K a year. We have an 8m old and I am very part time while my husband is full time. (We made 160K when I worked full time but I want to stay home w my son as much as I can.)

We live comfortably. Get a few vacations here and there. Have traveled lots. No debt except our home. We put 20 percent down on the house as a first home buyer (biggest regret, but the market was insane when we bought it almost three years ago.) our rate is 2.7 and we only owe 160K left on it ($240K home).

The loan is only under my name. It’s a 1960 home in a wonderful family oriented neighborhood near four of the main colleges on this side of the state.

5 bedroom, 2 bath. I really really really want to rent this home and buy a new one. Tenants can suck but what if we find great ones? The rooms aren’t big and I’d like a bigger kitchen with an island in it! I thought of knocking down one of the bedroom walls to make a master bedroom and only have four rooms but that’s going to be a lot. We are thinking of replacing the roof within five years and we want to build a deck this summer. We have about 40K in savings/liquid & currently building more and LOTS in our retirements/401K, 403B, Roth IRA. We max everything out.

I don’t want to sell our house in a buyers market but I wanna buy a house in a buyers market. You know what I mean?

submitted by /u/jammingsummer
[link] [comments]
